wala akong idea kung pwede pa authenticate ang land title thru mail,tumatawg naman ako sa embassy pero my god super busy and phone hindi tuloy ako makapag inquire sa kanila.Sana naman hindi ganon ka busy para matulungan ang mga nangangailangan tao lalo na doon sa malalayong lugar.

summergirl, wala pang sumasagot sa 'yo kaya, pagtyagaan mo muna itong reply ko. opinion lang ito, original land title ba ang hawak mo? delikado kung pa authenticate mo 'yan thru mail kase baka hingin din ang original. well, antay ka lang ng ibang sasagot sa 'yo...:confused:

ang gusto mo ipa-authenticate ay yung tinatawag na TRANSFER CERTIFICATE OF TITLE? I don't think na ginagawanila ito thru Phil. Embassy or consulate. Ang gusto mo mangyari siguro ay gusto mo makasiguro kung ang nabiling property sa Pilipinas ay tunay or genuine ang titulo, right? Madali lang yan, ganito yun: Ang TRANSFER CERTIFICATE OF TITLE (TCT) o titulo ng lupa is composed of 2 copies, First yung ORIGINAL COPY ng TCT and second yung OWNERS duplicate certificate. Yung original copy ng TCT is kept at the branch Office of the REGISTRY OF DEEDS (municipality or city kung saan located ang property).And I assume na dapat yung owners duplicate certificate ay nasa iyo.Now kung gusto mo makasiguro kung genuine yan copy mo, mag utos ka nmg relative or someone trusted from Pinas para magpunta sa Office of the Registry of Deeds para humingi ng CERTIFIED TRUE COPY ng TCT, ito ay Photocopy ng Original copy ng TCT galing direct sa vault ng Registry of Deeds, ito ay dapat my Dry seal at signed ng 2 officers ng Registry of Deeds.

Because Satan might come into that person and borrow money with that, without your consent.

BUkod sa mga nasabi ng ating mga ka TF idadag ko lang na limited lang ang authorized acts ng ating consulate sa embassy. Yung mga bagay na may kinalaman sa kasal, contract between 2 Filipinos entered into in Japan, administering of oaths and execution of affidavits among others ang pwede nilang gawin,since extension ito ng bansa natin dito sa Japan.

Sa palagay ko yung ibang transaksyon na nangangailangan ng partisipasyon ng ibang gov't agencies gaya ng Reg of Deeds ay lampas na sa scope of authority nila.

Minsan kasi itong embassy natin, oopps di pala minsan kadalasan kung kailan mo kailangan at chaka di mapakinabangan kaya yon na lang gawin mong guideline, that is, kung tama ang kuro2 at opinyones ko, hehehe :D

Di mo na kailangan ng original copy, all you need is Photocopy lang na dadalhin sa Office of the Registry of Deeds or kung wala kang photocopy, kahit na TCT number lang and registered owner/s. Then sila na ang magbibigay sa iyo ng Certified True copy signed by Land Registration Officer

Eto mga expenses mo pag bibili ka ng real estate property sa Pinas:

I. BIR
1. Capital Gains Tax (depende sa usapan ng seller & buyer kung sino magbabayad)- 6% ng selling price or zonal value whichever is higher
2. Documentary Satmp Tax - 1.5% ng selling price or zonal value whichever is higher
3. Notarial Fee - Para sa notarization ng Deed of Sale and other docs

II. REGISTRY OF DEEDS
1. Entry Fee - Depende sa amount ng transaction, mas malaki ang transaction, mas mahal ang babayaran
2. Other Fees - Para sa issuance ng new title, around 50 pesos lang yaya
3. Transfer Tax - babayaran mo sa City/Municipal treasurer's office, depende ito sa assessment ng assessor's office.

It depends ho kasi sa zonal value. at kung ang lupa nyo e res. or agricultural.. Meron ho bang improvements? Photo copy it and send to your place (your trusted relatives) to check at the registry of deeds in Batanggas. Or if you wanna be sure to yourself, try to focus it under the sun or under the light, I mean yung title, you can notice that theres a marking visible na LRA. If you have your title already, di ka na makakahingi ng discount. Because you already paid the Real property tax and the capital gain tax. For me, its ok lang about the transfer fee youd pay, kasi res. naman yan. Maybe napamahal ka because the price on the Deed of Sale is high and also it was based on the zonal value. I think the price is reasonable naman, maybe its a good location.

Photo copy it and send to your place (your trusted relatives) to check at the registry of deeds in Batanggas.
